Florida’s Condominium Ombudsman Coming to South Florida!

CondosIf you are a condo owner or other interested party, you’re invited to attend South Florida’s Inaugural Annual Condominium Association Members’ Round Up.  Florida’s Condo Ombudsman, Danille R. Carroll, will be present at the event. 

“The condominium ombudsman is corralling the key players involved in the regulation of condominium association living.  This is your opportunity to be heard, ask questions and get answers.  You will have the opportunity to meet with and ask questions of the condominium ombudsman, the director of the Division of Florida Land Sales, Condominiums and Mobile Homes, and your local state legislators.  Information on laws and rules regulating condominium associations in Florida will also be provided.”

The event is scheduled to take place on Saturday, December 8th from 10 am to 1 pm at Broward Community College’s South Campus (7200 Pines Blvd., Building 68, Pembroke Pines, FL).  Admission is free.

Tao Condos in Sunrise, FL – Nearing Completion!

Highrise condos in West Broward are almost ready for move-in!The tallest buildings in western Broward County are just a few months from being ready for unit owners to start moving in.  The two 26-story Tao condo towers will have 396 residences (with 1, 2 and 3 bedrooms) and, per the builder’s representatives, are currently about 90% sold out.  The expected date of completion is April 2008 with closings starting in May.  Prices start in the high-$400’s for the 1-bedroom condos.  Maintenance fees are approximately 38 cents per square foot per month.

The views in the upper floors of these highrise buildings will undoubtedly be amazing.  I doubt I’m the only one who’s seen these towers from a considerable distance!  I know I’ve spotted them from as far north as the Sawgrass Expressway between Atlantic Blvd. and Sample Road.

Jasmine Lakes Phase II in Davie, Florida

Jasmine Lakes Phase II pool and sun deckI’ve written before about investing in Davie condos or townhomes near NSU and the rest of the South Florida Education Center (SFEC).  If your preference leans toward purchasing new construction, you may want to consider Jasmine Lakes Phase II in Davie, which is ideally located just south of the SFEC near the SE corner of Davie Road and Griffin Road. 

Currently, there are several 2- and 3-bedroom condos in two-story Mediterranean style lakeside buildings that are reasonably priced in the $180’s and $190’s $170’s and $180’s (base price).  Standard with each unit are laminate countertops, carpeting in the living areas and ceramic tile flooring in the foyer, kitchen and bathrooms.  Optional upgrades include granite countertops, stainless steel appliances, laminate wood floors, 20″ tile and more.  The maintenance fee is a relatively low $209 when compared to similar condos.  The second-story condos feature vaulted ceilings and limited attic space while the ground floor units offer a small concrete patio with a built-in planter.  All floorplans at Jasmine Lakes Phase II feature kitchens with a pass-through snack bar which opens to the dining area, and pre-wiring for a security system.  Some units offer views of the lake.

Community amenities include a two-level clubhouse that, once the renovations are complete, will include a state-of-the-art fitness center, ping-pong, and possibly a billiard table.  Already in place are brand new luxurious kitchen facilities with an adjacent open serving bar area (with sink), cabana bathrooms, a seating area on each level, and a water feature in the lobby.  Residents can also enjoy the heated swimming pool and spa, as well as a tennis/basketball court which is due to be refurbished soon.  The community also features a walking/jogging trail around a second lake.  Jasmine Lakes Phase II is approximately 15-20 minutes from Fort Lauderdale Beach and many Broward County hot spots.

Condo Termination Law – Condos at Risk of Redevelopment

CondosA new law that can impact the private property rights of every condominium owner in Florida took effect on July 1, 2007.  The “condo termination law” could make it easier for developers to purchase existing, older condo buildings that currently sit on land that is very valuable so that they can redevelop it for a sizeable profit. 

The condo termination law requires only 80% of unit owners to consent to the takeover.  Before the new law, all owners in a condo building had to consent before the sale could occur (allowing for a few resistant to selling out to prevent a sale).  Under the new law, the takeover plan can only be stopped if a minimum of 10% of the unit owners of the complex object in writing within 90 days after the date the plan is recorded (the “effective date”). However, according to Senate Bill 314, they have “the burden of pleading and proving that the apportionment of the proceeds from the sale among the unit owners was not fair and reasonable.”

The condo communities most ripe for redevelopment and, therefore, “at risk” of being takeover targets as a result of the new condo termination law are the older condo buildings that are oceanfront or on the Intracoastal. Perhaps the easiest targets will be the smaller complexes where a larger, luxury building can take its place.  Only time will tell whether the condo termination law will cause the type of controversy that eminent domain issues did in recent years.
